Verizon FiOS is sponsoring the 2013 pool opening party for Kings Gate West residents that will feature BBQ pulled chicken, BBQ pulled pork, hotdogs, chips, refreshments & Skippy’s Ice Cream truck.  The party will begin at 12 p.m. and

the food will end when gone or at 2 p.m., whichever comes first.  Skippy’s ice cream truck will be available from 2 p.m. to 4 p.m.  The Verizon FiOS-sponsored event will continue until 4 p.m.  A resident can also bring a guest, if R.S.V.P.’d no later than Friday, June 14^th, so that we can calculate attendance.  Also, please note that we will be taking photos and video of people at the event that we will use, such as in our newsletters and internet website.

Anytime Maintenance Service 24/7/365

Sometimes our customers need service on the weekend or after work when our office is closed. Unfortunately, most apartment communities perform ONLY EMERGENCY maintenance service after business hours and weekends. Kings Gate West is different.

ANYTIME SERVICE. We are one of the only apartment communities in the nation to offer both emergency and non-emergency service 24 hours a day, 7 days a week, 365 days a year.

SAME-DAY SERVICE. In most cases, when our customers call for service they should experience same-day service. There are times that a delay in service could result if a contractor needs to be scheduled, parts or equipment needs to be ordered, snow emergency, or other factors. We perform thousands of service requests annually, and there are times that a service request may get delayed. When you call the maintenance service number (315.487.3300) your service request goes directly to our maintenance staff 24/7/365. Just follow the prompts to leave your service request with our maintenance answering service.

NEXT DAY SERVICE. In June we will be launching our FREE Verizon Concierge internet services, which, among other things, will offer all of our customers the opportunity to make internet service requests. We anticipate that, in most cases, internet service requests will be performed on the next day. More details on internet service requests will follow.

DEDICATED TEAM MEMBER. During maintenance business hours (8:00 a.m. to 4:30 p.m.), Kings Gate West has a maintenance technician whose primary task is performing service requests. In many cases, our customers will receive a response to a service request in a few hours, sometimes in 30 minutes or less.

High-Tech, Internet-Accessible Laundry Facilities

We recently installed new high-efficiency Speed Queen laundry equipment that offers exciting technological advances for laundry service.

Kings Gate West has partnered with one of the biggest laundry equipment companies in the U.S., Coinmach, with one of the largest installations in the nation for an apartment community of its high tech equipment that offers the convenience of major credit card access at each washer and dryer (Visa, MasterCard, American Express, Discover, regular and pre-paid with no service fee on your credit card for these kind of "micropayments").

The state-of-the-art, front-load laundry equipment offers internet, on-line access for our customers to see which washers and dryers are available, without leaving the comfort of their apartment home. Our customers are also able to receive text messages on their phone or email that will notify them when their washer or dryer has completed its cycle.

The new washers' high spin speed operate at over 1000 RPMs, so that clothes are less wet before going into dryers. In addition, the washers operate far more efficiently, requiring only two tablespoons of detergent and use almost 50% less water than older equipment. The dryers have the largest door opening in the industry.

Another aspect of this technologically advanced equipment is that the machines have built-in, self-diagnostic capabilities, so that Coinmach is able to receive advanced notice over the internet for repair purposes. And, if our customers report a need for service using the on-line capability, they can receive an email letting them know when repairs have been completed.

Even though our customers have access to equipment and technology that few apartment communities have available, our pricing is similar to rates of other area apartment communities: $1.50 for washer and dryer regular loads.

They're in it for the Long Term!

One sign of why Kings Gate West is a premier apartment community in Central New York can be seen in how long many of our customers have been with us.

With 346 apartments and townhomes, nearly 1 of every 3 customers have resided here for more than 5 years, the average stay being 5.7 years.

How does Kings Gate West Apartments compare on a national basis? About THREE TIMES BETTER than the average length of stay reported in 2008 by SatisFacts Research, LLC, who conducted an extensive survey of 30,000 apartment renters.

Even more remarkable is that 70 customers (1 of every 5) have resided for more than 10 years.

37 customers have been with us for more than 15 years, 17 more than 20 years, and 7 customers have resided for more than 30 years!

The National Apartment Association recently reported that the national average for turnover in apartment communites is about 60%. That means that in any given year, 60% of the residents in an apartment community move out and new residents move in, quite a revolving door. Kings Gate West has a level of customer retention that is virtually unprecedented among apartment communities nation-wide; with a turnover rate of less than one-half the national average.

The pool closes due to inclement weather, such as rain, thunder, lightning, cold temperatures (under 72 degrees at pool). Depending on the weather conditions, the pool could reopen when the weather improves, although rain could affect the pool chemistry and delay its reopening.

Valet Trash/Recycling Service

Apartment communities everywhere require that their residents transport their trash/recyclables to outside dumpsters. It can't be fun carrying or driving your trash in your car, particularly if you don't like transporting the smell of trash in your car, and especially when its raining or snowing.

Kings Gate West is one of the few apartment communities in the nation that offers FREE valet trash/recycling service. Our customers only need to take their trash to the designated trash area in each apartment building. We pick up trash on Mondays and Fridays from inside each apartment building's trash area (or, next to the outside stairs for townhomes).

Verizon FIOS: Cutting-edge Technology for our Customers

Verizon FIOS is perhaps the most technologically advanced service available for entertainment, broadband internet and communications.

Kings Gate West is one of the few apartment communities in upstate New York to have received full installation of Verizon FIOS.

Each Kings Gate West apartment and townhome has its own fiberglass optic strand giving each apartment its own dedicated Superhighway for voice (phone service), video (television), and data (internet). Old Technology uses copper to "share" the bandwidth with multiple households, which can slow down video and data delivery speeds. That's a key reason why FIOS is the top-rated broadband service in the nation.

This means that with FIOS our customers will get amazing High Definition picture and sound, blazing speeds for gaming and uploading and downloading pictures, and unlimited local and long distance phone service.

There is free installation, including set up of computers and televisions, along with a free wireless router for whole house access.

Besides offering our customers a large number of High Definition channels and best TV programming for sports, cooking, golf and special interests, FIOS can link their television sets to Facebook and Twitter.

FIOS Flexview also allows many movie rentals to be simultaneously available on TV sets, smartphones (iPhone/Android/Blackberry), and computer monitors.

Foursquare is a smartphone social networking app for check-ins at businesses, restaurants, shopping and other venues. When a smartphone user checks into a venue, there is an opportunity to earn special deals at the venue. The person with the most venue check-ins in a 60 day period becomes the "Mayor" of the venue. There is also a game-like feature where mobile phone users can earn "badges" for certain check-in accomplishments. Download the Foursquare app to your smartphone and then go to Foursquare.com to sign-up.

Mexican Restaurant Nearby

Azteca Mexican Grill is in the Elm Hill Towne Center Plaza across from Kings Gate West Apartments (3783 Milton Avenue, Camillus, NY 13031).

Consider going if you are interested in a sit-down, very affordable, authentic Mexican cuisine experience.

If you do go, for dessert try out the "Flan", which is a traditional Mexican custard with a sauce, "homemade" by the restaurant, and is as good as the best Mexican restaurants you could find.

X-TRA Laundry

Many apartment communities offer a ratio of washers/dryers ranging from one washer/dryer set per 10 apartments to 1:20 or more. At Kings Gate West, we have a near-unprecedented ratio of one washer/dryer set per 5 apartments.


Each apartment building has its own laundry room, meaning that, besides having 30 laundry rooms,  our customers don't need to trek outside in the rain or snow to do laundry. And now, with internet access, they will not even need to go the laundry room to see which machines are available.

Across the Street: GoFigure Gym for Women

Besides being the home of the new Mexican restaurant, Azteca Mexican Grill, Elm Hill Towne Center also has the GoFigure Gym for Women (3791 Milton Ave., Camillus, NY 13031), with newly expanded space.  This is a women-only facility, which describes itself as "A Women's only program that anyone, at any fitness level can do!".

Besides the popular Zumba fitness classes, they have "a 30 minute circuit with the double hydraulic machines" to "mix up your work out using treadmills, bikes, ellipticals and weight station.

Pets at Kings Gate West

With prior approval, we allow for indoor cats and many breeds of dogs.  There is a $300 deposit per pet, a $25/month pet fee, along with a separate month-to-month pet lease.


We do a dog interview with the dog and owner at the time of the lease application, and again at the time of the lease renewal.  The dog owner also completes a canine questionnaire which can be downloaded here: CANINE QUESTIONNAIRE.  We require documentation of rabies vaccination.  The dog needs to be licensed in the Town of Camillus within 30 days of moving in.  We also take a photograph of the dog.


Some breeds that we do not accept are: akita, auatolian shepherd, black russian terrier, bouvier desflandres, boxer, bulldog (all types including english and french bulldogs), chow chow, coonhound, dingo, doberman pincher (and mini-pincher), fox terrier (smooth hair and wiredharied fox terriers), german shepherd, great dane, huskie, malamute, kuvasz, mastiff (e.g., neapolitan, french, old english, bull mastiff), newfoundland, pit bull, plot hound, rhodesian ridgeback, rottweiler, samoyed, shar-pei, st. bernard.  In addition, we do not accept dogs where the breed is undocumented and unknown, or mixed breed dogs with any of the unacceptable breed types.  Since there has been a huge increase in the variety of dog breeds, please check for breed acceptability in advance.

There are DOGIPOT Valet Dispensers stationed throughout the property for the convenience of our dog owners.  These dispensers provide unique biodegradeable litter pickup bags that are made with recycled content.

Chamber of Commerce Business of the Month

In 2009 Kings Gate West was the Business of the Month for June for the Greater Camillus Chamber of Commerce (http://camilluschamber.com/).

We're pleased to be an active member of the Greater Camillus Chamber of Commerce and the Greater Syracuse Chamber of Commerce.

Cheryl, who works with leasing and customer service with Rose, has previously represented Kings Gate West as a member of the Board of Directors for the Camillus Chamber. She is a former Vice President for the Camillus Chamber, a past President of the Camillus Rotary Club and its secretary-elect. She was also an Ambassador for the Camillus Chamber, as well as a member of its Nominating committee and Economic Development/Community and Government Affairs committee. Cheryl was appointed by the Camillus Town Board to the Camillus Housing Authority and is its Vice-Chairman.

We've installed high-tech, energy-efficient vinyl windows with easy cleaning tilt-in feature, low-emissivity coating and filled with argon gas.

What's the energy-efficiency advantage of this technology?

Front-Load Laundry is Superior to Top-Load Laundry

Although front-load machines are more expensive than top-load machines, there are a multitude of reasons why we chose Speed Queen front-load washers and dryers for our new state-of-the-art internet-accessible laundry equipment:

Use "HE" Liquid Laundry Detergent in New High Efficiency Speed Queen Equipment

'There is a good reason for using ['High Efficiency'] HE detergent that is specially formulated for these newer front-load washers. HE laundry detergents are concentrated laundry detergents that are low-sudsing especially for use with low water high-efficiency washers. 


If regular detergents were to be used in front-loading and high-efficiency washers, the presence of too many suds could 'confuse' washing cycles, cause delays and make proper rinsing of clothes difficult. Only HE detergents should be used in HE washers. 


Similar to why dish detergent does not work well in a dishwasher which requires specially formulated non-sudsing dishwasher detergent, performance can be severely affected by the use of improper detergents in HE detergent low water washing machines."

Indoors is More Convenient, Especially in Winter

Who could forget the 18-24" of snow from the snow storm that ended March 7, 2011?  Or, the 7 feet of snow we received in the first two weeks of December, 2010?  It's nice to know that there are several features of Kings Gate West that make life a little easier.

1. No need to go outside to take your trash with valet trash service. We pick up trash on Mondays and Fridays from inside each apartment building's trash area (or, next to the outside stairs for townhomes). On the other hand, apartment communities everywhere require that their residents transport their trash to outside dumpsters. It can't be fun driving your trash in your car, particularly if you don't like transporting the smell of trash, and especially when its raining or snowing.

2. No need to go outside to get your mail. The USPS delivers mail inside each apartment building and next to entrance door of townhomes. More and more apartment properties and homes are receiving mail in outdoor massed gang mailboxes.

3. No need to go outside to do your laundry. Each apartment building has its own laundry room with five apartments for each set of washer/dryer front-load equipment, twice as much equipment as is more commonly available in apartment properties (1 set for every 10 apartments). Most apartment properties have common laundry buildings, requiring that you transport your laundry outdoors to those buildings. In addition, our townhomes have washer/dryer hookups and washer/dryer rentals available.

Using Kings Gate West QR Codes with your Smartphone

You will notice that our office & entry door, newsletters, blog and other materials contain what seem like strange, square designs, such as this one (for the Kings Gate West pool on Foursquare.com):

These strange designs are "QR Codes" (QR stands for "Quick Response"). They are meant to be scanned by a smartphone mobile phone user to take them directly to a website, without having to open up a mobile phone brower window and typing in a website address. They can save a mobile phone user a lot of time.

Android smartphones have built-in QR code scan ability. Other smartphones, like the iPhone, require a QR code app for scanning. Go to your smartphone's Apps store to download your phones QR code app. Your mobile phone will then be able to scan QR codes that will take you directly to the website.
